Suspended ceiling work is often measured by square foot or square metre, but a reliable quotation needs more than area alone. Ceiling height, grid type, tile specification, hanger spacing, perimeter details, access conditions, M&E interfaces and working hours can all change the installation method, manpower and final price.
What is a suspended ceiling system?
A suspended ceiling is a secondary ceiling installed below the structural slab, roof or soffit using hangers and a metal grid. It is widely used in offices, factories, healthcare facilities, schools, institutional buildings and commercial spaces because services above the ceiling can remain accessible for inspection and maintenance.
Common suspended ceiling configurations
Typical projects use exposed T-grid systems with 600×600 mm or 600×1200 mm modules. Ceiling panels may include mineral fibre, gypsum, vinyl-laminated gypsum or other specialist tiles depending on the environment, acoustic requirement, cleaning requirement and project specification.
- Mineral fibre ceiling: common for offices and commercial spaces where acoustic performance and service access are important.
- Gypsum ceiling tile: used where a clean modular ceiling appearance is required.

What should be included in a suspended ceiling BOQ?
For tender or quotation purposes, the BOQ should identify the ceiling area and system clearly enough for contractors to price the same scope. Useful information includes:
- Total ceiling area by zone or floor
- Ceiling module and tile size
- Tile material, brand or approved equivalent requirement
- Main tee, cross tee and perimeter angle specification
- Hanger type and required spacing
- Ceiling height above finished floor level
- Access-panel quantities and sizes
- Bulkhead, perimeter and special-edge details
- Working hours, access restrictions and protection requirements
- Whether scaffolding or MEWP access is required
Why ceiling height changes the price
A ceiling at normal office height is very different from a factory ceiling installed several metres above floor level. High-level work can reduce labour productivity and may require scaffolding, mobile elevated work platforms, additional supervision, exclusion zones and different material-handling methods.
For this reason, tender drawings should state the actual ceiling level. If the height is not shown, contractors should request clarification before final pricing rather than assume a standard installation height.
Coordinate M&E before closing the grid
Lighting, air-conditioning diffusers, cassette units, sprinklers, smoke detectors, speakers, access panels and other services need to align with the ceiling module. Poor coordination can result in cut tiles, uneven grid lines, rework or service points that are difficult to maintain.

- Coordinate heavy equipment independently from the ceiling grid where required
